Make time to review your Arizona title commitment

Use the title review period to ask about the property records and documents that matter to your purchase.

A title commitment deserves a place on your reading list alongside the purchase contract and inspection materials. It is an opportunity to ask questions about the proposed insurance and the records associated with the property before the transaction reaches its final steps.

Ask for the documents behind the reference

The Arizona Buyer Advisory identifies title and property documents among the materials buyers should review. When a reference in your title paperwork is unfamiliar, ask for the underlying document and an explanation of how it relates to the property.

Create a short list of questions while you read. For example, you may want help locating a referenced document or understanding which matters need to be addressed before a policy can be issued. Send the questions early enough for a useful response.

Connect the paperwork with your plans

Tell your real estate agent and appropriate advisors what you intend to do with the property. A planned improvement, a particular access concern or a question about use restrictions may require more than a general explanation of the title documents.

Do not assume that reviewing title replaces a survey, inspection, or legal analysis. Different professionals answer different questions, and the right next step depends on the concern.

Keep a copy of the questions and responses in your transaction file. If an answer changes your understanding of the purchase, discuss it with your agent and legal advisor before relying on it. The goal is to leave the review process with fewer assumptions and a clear understanding of any unresolved questions.
